First off, many sellers don't have sufficient equity to offer seller financing. 

Preforeclosure owner finance wrap, paid off the default payments and taxes with cash and assumed the owners loan.

Judges will sign off on it, but any judgment obtained by a method of service that is not allowed is void.

Focus on paying them off (smallest to largest), and you'll be living large in 20 years.

After that, the lender may use a private auctioneer to auction off the property and try to recoup as much money as possible.

If that's a turn-off for you, then don't go.

Living off the grid is very appealing, but certainly challenging.

What would I need to do to structure the note in order to have a note buyer come in and buy the note or buy a partial enough to pay off the 215k at closing and still have some difference coming to me or the note revert back to me after the partial was paid for. 

@David Robert - Based on what you're saying it sounds like certain sections of drywall/wall are better off coming out and replacing then trying to repair.
