Here is the delta--the more uncooperative the tenant, the smellier the house, the dirtier -- all the BETTER for getting a below market deal.My investing stratagy over the last 30+ houses has been buy cash, do the necessities, and pull out my cash through refi.

I have been running numbers on calculators trying to determine a good amount of positive cash flow and most of the numbers I am coming up with are between 25$-100$ positive cash flow for myself after factoring in for all oft he necessities (rent, insurance, taxes Ect)I would prefer to find a multiplex as that would make things much easier to cash flow and keep the process going.Appreciate the advice!

Pretty intimidating but it feels learning happens through necessity. 

I say fall because you may or may not be still using your AC and before winter when Heat is a necessity.

I like something tangible and I like owning necessities in life.

Not being a lawyer, I wonder how such a provision would stand up against the statute in a legal battle.The second is that a landlord can evict tenants due to economic necessity; and that necessity can be in the form of an offer to purchase subject to the tenants being gone prior to closing.  

Just make sure you have the necessities in writing.

Of the three basic necessities - food, clothing, and shelter - if you shoplift food, you get arrested.
