But what we did see is a change in our guest profile:  Instead of folks coming in from the northeast as much, we saw a lot more guests from closer distances - Nashville, Atlanta, Charlotte.

I don't know the market in nw Nashville but for me the "money" is moving way too slow ( personally don't want to wait until year 2 and only get a $1500 profit ) I would have to pass on the deal. 

While Tenant A has indicated via text that he "may have found a place" (and mentioned later in a call that if it doesn't work out he'll have to finish out his lease), he has not signed any kind of agreement specifically accepting our cash-for-keys offer.We also live in Nashville and just had a tornado rip through several counties (including destroying part of a shopping mall and some neighborhoods 3 miles away).

It was actually he easiest time I've ever had finding a tenant other than my Nashville houses where they qualified tenants line up and beg me (do not bother with Nashville I've had those homes for a long time to buy today is a terrible idea). 

Can I buy a normal single family house that is 3 bedrooms and rent it out to my friends while I live in it and it be "eligible" as a house hack?

Albeit a great Airbnb investment in Nashville, I think my money could be better utilized elsewhere.
