Seems like all mystery damages can cause arguments.I would appreciate any advice or suggestions.

Run background checks to verify that they have no "mystery" addresses/evictions. 

Very mysterious.

I remember one time our company radio lit up about a mysterious truck carrying one of our roll off containers, we got it rite back, they should've waited till after dark.

The water damage gets repaired "by others" - no problem to them.One time the bath fixtures were always mysteriously broken.

If it's not a lot and you really are stuck repainting instead of doing touch-up, resolve to make absolutely sure that this next base coat you lay on is very thick and can be repeatedly washed, scrubbed, and touched up successfully over a period of 20-something years.To my mind with my purposely limited number of rentals and my handyman abilities to do the painting myself or supervise general laborers doing it, this is a smarter way to handle turning rentals between tenants than handing over repainting to a fresh batch of guys with mystery paint every few years.For interior wall paint, I tend to use Behr Marquee and Behr Ultra.

Even for those homes that make it to auction, the reserve pricing can be a total mystery.

Line 12 is the mystery- one CPA estimated 56K, but I got 140K by taking the purchase price X 70% (land was the other 30%), then dividing by 27.5 and lastly multiplying by the 17 years I owned the property. 

Things are starting to add up here, I see mystery brownish stain on one wall in Room 1...
