I both personally invest in real estate and help others gets started/expand their portfolios in various Midwest/midsouth markets.What I do with my kids: My wife and I have 2 of our rentals that are on the same street, with a home in between them.

BUT, the might cause more issues because 550k is already on the small side for a 5+ unit building product. 

One other thing to keep in mind is that you have more financing options on 2-4 units than you do on 5+ units.

You could have your insurance cancelled but more likely you're going to see a rate increase.

Far more costly to transfer property at a later point than simply purchase in an LLC on day one.

I want to know more about the area and build a team that can help me purchase and manage properties.   

I feel more at ease losing this deal and finding my client a better option.

Cost segregations, bonus depreciation, etc.....are just ways and methods of writing off more or less at certain times.
