The apartment version of "chipping away at the pot" in my mind goes something like this:  I don't have an awesome reserve fund and I retire -> the roof replacement comes early -> I take out credit cards or a loan to pay for the roof replacement -> now I have new (unexpected) debt to service -> that debt interest hurts my ability to a.) live on the income and b.) replenish the underfunded reserve fund -> cash-flow is no longer what I projected so I eat a lot of canned corn and ramen noodles.
