USA is king for cashflow hands down but there are significant issues with property management and general dishonesty in the industry.NZ has the best capital growth and low risk market by far, but it is negatively geared.

I know this is possible because I did it in the Pacific Northwest King county/Snohomish county where prices are not cheap. 

I also want to be in a position to buy if we do see a housing correction, am I correct in thinking that cash would be king in a recession?

What we've found in my group is that price is king right now.

Im invested in Las Vegas.On the strip 4-stars  no way you get $55,$65,$75,$85 not since 2015.....................maybe $86. maybe you need to check Ballys for example:Book your August through February three night, weekday stay now for $99 in a Resort King or Queen room type.
