Figure in a 10% property manager expense on the 3 rentals, just in case you want to go that route.Even if it doesn't cash flow, and you pay full rent, you have a property you can easily check on, and for a first property, have fewer problems than an OOS property.

You want to make sure you can have enough cash to make the payments while renovations occur and before securing long-term financing... as well as give yourself a little (2-3 month) cushion just in case.

I chose not to buy a cabin for my first purchase so that I could have a couple exit strategies just in case so I'm ok with how things have turned out so far.

Scams are not just in the luxury space unfortunately.
