If you are able to lock up deals and you mess up the repair estimate (like most wholesalers), no one is going to buy it and you will be buying too high.

I have newer properties that spec builders just through up and have issues with.

I have resorted primarily just telling folks not to come out here on BP talking sub2 because those that do not like Pace  Morby and those that do not like Sub2 will come out speaking against suff that they do not understand.
