So, I'd probably lean towards you staying where you are and look for rentals to buy with the $100k as a down payment.

I'd pivot the condo to a SFR in the Boston-area, but really analyze if your vacancy is prompting you to transact, then are you really fit to invest?

As far as renting, I'd say find a good neighborhood and do good tenant screening.
