Surely some will argue for more restrictions while others will argue we need less impediments to tourism.So, if you're going to buy I would buy soon.

For a new investor, events like this are a goldmine.

I am just starting out and have 1 STR.Would love hear the pros/cons that you took into consideration when deciding how you want to manage your STR.Self managing STR properties, from afar, while maintaining other employment, is only a possibility because of the new technology made available in the last 10 - 15 years.  

It's sometimes a little tougher to get one on an investment property vs. a primary residence but If you can get it I would strongly recommend looking into it. 

The new buyer puts down 10% as the option fee, ($50,000 fee to our buyer) in this case, and we make the rate 10% to the new buyer for the monthly payment. 

How much is this individual paying to park a trailer there?

I am not sure if I would make the same decision today.However, if you think you can purchase real estate and have a SIGNIFICANT delta as an investment, I would not cash out the 401k now to buy real estate. 

@Asher M.Possible, yes but like your lender pointed out it's going to be difficult to pass the self-sufficiency test (SST) for a legal 3-4 unit property.

There’s a strong demand from investors who specifically seek Section 8 properties for their reliability, so it can make the listing more attractive to the right audience.That said, managing Section 8 properties isn’t completely hands-off.
