Yeah, besides having any tenants calling the police for each instance and having him arrested, there's not much you can rely on the HOA for.

I would caution doing any type of owner finance, land contract etc given what would happen if he dies, gets arrested overseas.

Arrest records, lack of financial stability and prospective tenants currently paying less than the $1,500 I was asking.I agree that more people move in the spring and summer but there are some good prospective tenants out there that are looking for a nice place during the winter.

When the potential tenant first met me , they were upfront and mentioned that they were arrested for marijuana 10 yrs ago (which I now found out was 6 yrs ago , but still far enough in the past) .

I've dealt with BS reviews of my work place on YELP and its not fun....they are often very one side lies and there is near ZERO I can do about it....but YELP is just the platform, not the one making the reviewYou are essentially making a formal private blacklist.... and if it becomes public in some way, you will be the one left holding the bag.Cities are making lists of people based on legal documents...evictions, fines, arrests, judgments...all documented legal cases.... not personal reviews...huge difference.
