My business partner and I mainly just work with investors here and we work with first time investors all the time.

This sewer line runs under 2 of the other subdivided lots that were intended to have houses on them about 400' away and ties into a city main 1 block away from the houseOct 2008 - I purchase the home and everything is great, assuming all is per plan.2010 - Developer sells one of the lots that my sewer runs under to the water district for a future clean water well site. 

My main goal was just getting their verbal support so I was confident they wouldn't show up to the hearing and voice dissent.

The property would be in a C+ to B- type location, with cash flow as the main objective and appreciation second (75/25 split).

I know a lot of people who started running ads on radio in other markets at the same time I did and they are killing it and it is their main marketing source. 

I think my main point, which you’re experience lends support to, is that while there are below market deals out there, it requires a continual effort of being “in the market” and looking at 100s of deals to negotiate the rare below market purchase.  

Are there infrastructure limitations, i.e. main sewer can't support 100 new townhomes feeding into it?  

(Some have argued that the actions of the Obama administration were illegal taking.)The main problem with having it controlled by the government is that it has been, and will continue to be used for political purposes, right or left, depending on the administration.I'd rather see it outside government control.
