All that being said, given the widowed owner is not interested in being a real estate investor/landlord (and is liquidating properties) and there are no offers currently on the property, we decided to make a low offer of $75k with 3rd party inspection contingency.

The widows are newer and the roof is in good shape.

We have a widowed female that could be a emotional roller coaster. 

Then life takes a dump on you, I became a widow and had to fight to get my son back from the parents in a different state.

Scenario: Remarriage later in life.

This new duplex was owned outright by the widow of the shop owner, and she agreed to seller finance the property for $95K.

I will have the widow's phone soon.  

You couldn't kick out the widow just because he died unless she failed to pay the rent.If you try and void the lease, Im pretty sure you would be liable to a lawsuit, which I doubt you would win.
