I think it's the best way to A/B test the potential.

That is also the first thought I would have.If your property is in a B or better neighborhood, your tenants are way more likely to not blink at a $1,000/year rental increase. 

That means "$$$$making-it-rain$$$", so the 30/40 billion with a B, now turns into 40/50 Billion in payouts. 

This way if “ strategy one” didn’t quite work out, you had a B plan.B) the property MUST have enough equity…AT CLOSING/ the day you become the responsible party, so that if you had to sell…TODAY… you could at the very least, break even/ sell and not lose your shirt.EVIDENCE TO CONSIDER3) NONE… NONE….

Purchase some class a/b 4 units at 25 down on fixed 30 year mortgages.

I would take a 10% return in my home town A/B versus a 15% return in a C market OSS.  

A few rentals along the way but realistic on returns 5 to 6% for solid A/B class is where we like to be.

That one and a duplex off market sitting right next to it are right at the edge of a B neighborhood and going into a B-/C+.
