I have one gem that brings me 75% of my deals in one of my markets. 

Arkansas has some gems with less competition that I would explore, and even a few other areas in Oklahoma are rising.

You didn't pay me to work the entire year, driving one town after another, putting up signs, making cold calls, networking, paying for local ads to make $2000 on each deal I netted prior to this $50K gem.

Just throwing a ping pong table on a concrete slab in the garage is marginal.I had an STR buyer in Conifer, in the mountains outside of Denver, turn a massive unfinished walk-in closet into a little arcade area with two comfy lounge chairs and two vintage arcade games.

Again, the particulars of this depend on your business, but let's say you are very successful at selling vintage properties in a certain state.

However they are quickly becoming a hidden gem for savvy investors.

I do a mix of STR and MTR in Tucson ( STR for peak season around gem shows ) and MTR during the other months 

They can point out why a property might not be the best investment, highlight hidden gems you might've overlooked, and keep you in the loop even when they're swamped.

I have done quite a bit of digging and I've been told by multiple agents that these are the only two that don't have rules against STR.If you're serious about going this route, I believe that these two buildings would be a good place to start.Also, if you're not completely set on the buildings being full amenity, I agree with @Michael K. that you can find some multi-unit gems in great neighborhoods and operate them as STR buildings.

These are small vintage buildings but we have fully renovated and updated all of the units and common areas.
