In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant.

@James Tobin  yes FHA will be a very low downpayment option for you.

A good host knows the local festival dates and has a handyman and multiple cleaners on call and ready to goa very clean house and quick turnaround are vital Im listed as a co-host but I pay a local host to do the legwork

I'm a contractor and currently building two houses on two lots that I own outright. The goal is to keep these for rentals.
I currently own the land personally and am funding the builds with a combination of HELOC and...

They do know and want something in place you will have to go back to them to fix, or they're doing their best to go with the client's unrealistic wishes and don't have the guts to tell them that won't work.After dealing with plenty of these, I will tell you what I see works best.
