Vending machines and dry cleaning are other thoughts that came to mind.Does anyone have recommendations?

I went through this exact scenario at another location, and it was no problem to pick up my vending machine.

Purchase price was 135k and I put around $120k into it.Also created a laundry room and vending area which I hope will bring in equivalent to an efficiency unit.

For example, sub totals I've used are:Rental Income (GPR, Vacancy, Concessions, etc.)Other Income (Late fees, app fees, vending, etc.)Bad Debt (write-off, collected, etc.)Total Income (Sum of above sub totals)Renting ExpenseAdmin CostsSalaries/BenefitsContract RepairsMaintenance/Repair SuppliesManagement FeesUtilitiesTaxesInsuranceProperty ImprovementsTotal Operating ExpensesNOIProperty ImprovementsInterest ExpensePartnership & Other ExpensesNet IncomeEach of these sub totals will have their own individual accounts which feed them.

(My partner was convinced a lot of it was stolen goods)A bit like the storage facility auctions on reality TV.Then a guy who serviced vending machines rented it for the perishables.We then had a Rat problem that he took care of.I have never eaten from a Vending machine since.

For regular sales tax, you've always been allowed to bake the sales tax in, but you've always had to disclose that to the public when you're vending. 

If cash flow is low you can add additional revenue by putting in a coin operated laundry mats, adding vending machines, arcade games, day care services, etc. 4.

Don't forget to include other income if it's there, like coin op laundry, storage or garage rentals, vending machines,  if you have 50% vacant units your coin op laundry income will be 50% too.

It was for a new vending machine that dispensed beverages and snacks. 

In the back of the building there is room to put a small laundry Room and a vending Machine or two.
