Lake side homes are more desirable for short term rentals in this area but not impossible to accomplish.

.: I just hired an architect to design and plans submit for ADU in my 8 multi unit to use the tuck under parking.Some people say do not try to be the general contractor as it will take way more time, costly mistakes and will be nearly impossible to manage with current work. best to hire a company that will do it all and cost about $250 per square foot.

Just a guess though as it's impossible to know without more information.Difference in conditions really doesn't have anything to do with the amount of coverage.Surplus lines policies are more and more common in this space. 

To your point around T-bills, I'm not close to an expert around any of this, but that vehicle ties up the investment until maturity correct?

I found it to be a great vehicle while I was working a W2 job as an engineer.  

Are you looking to invest into a passive vehicle or are you able to utilize the funds in more of an active capacity?
