I say take a deep breath, step back, have a drink, chill-out, then approach the situation in a way to answer everything with MATH. use math, data, details to say how good or bad each property is, and to dictate what direction should be.

hi all, i’m newish to BP boards, thank you in advance for sharing your opinions + experience.i’m looking for opinions about how helpful an additional sleep number is in the income + rentability of an str.i’m potentially purchasing a 3 bedroom, 2 bath property which i will STR + also live in part-time.ideally, i’d like to have:*a king bed in the master bedroom*a queen bed in one bedroom*a queen memory foam pullout sofa in the third bedroomthis would be a 3 bedroom that sleeps 6this is my preference for:*general look of the house / not a house full of beds*number of guests/noise/cars*septic*would allow me to create a cute ‘chill out’ space in an extra bedroom-sized nook elsewhere in the house, which i think would be appealing to travelers.

What happens at your closing, if it’s assigned, double closed or traded for a pack of gum, is utterly irrelevant, because the law would already have been broken if that person double closing had at any point prior to the closing “offered to sell” or “ deals in real estate contracts” again what happens at the closing table is irrelevant because by that time the law would have already been violated, by the time someone is at your closing table and double closing a deal, presumably by “offering to sell” the law was already violated prior to them even coming to your closing table You might be right... if VA law actually read the way you claim.
