You will have a leg up on the competition where it's a stand-alone. 

Lots of leg work, calls and emails, but if you can find a few deals that could get you started with enough capital to get into your first deal on your own.

I am shocked their service is free.I bought a fixer-upper about a month ago and I'm thinking about sending it to Zi-Find when it's done. 

Those who just try to copy the price model and not the operational leg, yeah they don't last long. 

I started this a little over 3 years ago now.I think thorough research, and data will help make educated decisions, and the real winner in this market is finding a mix of at least 2 of the four:  Off market discount, fixer upper, lowball on market offer, or seller financed/subto.Also if you are planning to do it in a populated area I also think its good to take on the idea of not cash flowing for a few years, and also considering air bnb if you want to reduce costs even more.

Of the 2,849 rooms set to open this year, most fall in the upper-scale classes.

But you should be able to target that upper demographic segment and still move a house in a few months if you are in the correct markets.

Do you have a price range and are you looking for turn-key properties or something along the lines of a "fixer upper"?

I do not want fixer-uppers, only properties ready to Long-term rent.
