Most do a LLC but again it can be very different - for example I have a C corporation, had a S corp, had a LLC etc. and each one for very unique and different situations.

Just keep in mind that there are further steps you'll want to keep to minimize the possibility that your entity is ignored for this kind of personal liability (say, if you were the person who didn't properly clear snow, or if your finances and the LLC's are comingled).And I agree with @Chris Seveney, insurance may provide adequate protection based on what's available to you.

I have around $100K in liquid capital and access to a $50K HELOC at 6% for the next 10 months before it transitions to a variable rate.I have a unique situation where I earn a living through sports betting, which limits my ability to show traditional income growth.

Out of state investing is OF COURSE possible, but if you are trying to do it as your first deal I just 100% agree it's going to be harder all the way around the board and unless you have that economical delta, you are better of investing where you live.David Greene made it look easy on BiggerPockets but he also had the BP podcast as leverage and could build a ridiculous team remotely.
