As for holding periods, some lenders may require you to occupy the property for a short time before converting it to a rental (typically 6-12 months), so check the fine print on that.If you’re set on making it an investment property, you may need to work with a lender who specializes in investment properties, even if it means a slightly higher rate.

HELOCs typically do not go above 75-80% of value and since the property was purchased recently they would not see that equity unless you did some major rehab to the property.

As you mentioned intentional flips are typically considered inventory-This means the income is ordinary income and as such: - Is not a capital gain, so hold time of 1 year does not change to a better long-term capital gain rate - Can not be invested in a QOF Deductions related to it can't be pushed or changed- all costs are accounted for with the inventory component
