If all things are the same a 3/2 will command a higher price than a 2/2, and typically as a property gets more expensive the average length of stay goes down.4.

For example, let's say you are guaranteed a 7% pref and the property delivers exactly that, but then sells with a capital gain. 

Do you know the city people for example at building/zoning department? 

That will typically generate a response from the PM to negotiate a settlement and avoid an investigation.

They usually sell for a really attractive price because investment property financing is (obviously) difficult, somewhat limiting the buyer pool to owner-operator small business owners (who in turn are typically great clients, as well).  

For example, you could showcase the family-friendly amenities, outdoor spaces, and stylish interiors all at once, similar to the one shared here (this is a listing photo, so I would recommend you change the text to fit your guests).

We have much more robust capabilities in MLS that typically in most areas aren't available to the general public. 

Also, banks typically use a valuation process that does not favor the BRRRR strategy.
