Because I'll be overseas for a few years, would investing into "section 8" properties or making a rental a "section 8" property be a good idea because of the guaranteed rental income?

I've also heard that traveling nurses are good mid term occupants, so try reaching out there. 

We now live in Arizona and I frequently fly back to the southeast to repair or inspect the properties and already deduct the travel, lodging, and half of the meal expenses from my taxes.

I would assume history, # of doors, experience and the team they bring for boots on the ground would all factor in.Also curious if you can think of any circumstance where an issue would require me to travel back to the states.

Therefore, it makes more sense for US investors to look overseas and Canadian interest rates are now significantly lower.

Cash flowing $300/month before wasn’t bad for a duplex 100km away, and the short-term rental pivot could bump that up if you hit the right market (travelers, seasonal workers, etc.).

I have yet to do a 1031 exchange or a cost segregation study (I'd like to see how this plays out long term when selling or doing a 1031 exchange into a different property) or expense business travel/mastermind/classes.
