It seems to me that any addendum signed later after the initial lease may create a messy situation. 

@Devan Praska I do not have a manual for my tenants but have created a manual for each of my properties in the event that something might happen to me and someone else would have to take over the management of them.

Plus any other advice would be greatly appreciated as this is all still very new to me! 

My tenant never responded to the notice and won't respond to me at all so I have no idea what will happen.

, the answer there (to me) is Yes.  

Early in my career, and being a city boy, it still didn't seem right to me. 

@Kash Tacke I'm a big fan of ADU's in general especially here in the mid west, yes you could potentially be on the front of the wave, but housing density is the solution to the affordability issue, anytime you are investing with affordability in mind is a great strategy to me, and sound like there are some incentives or at least supporting winds form the local city, that in itself seems like it would be worth at least approaching an architect or contractor to bid up some plans or concepts to take tot he city.  

It makes sense to me but I foresee that to be a contentious point, even more if they end up not getting the rental.Thank you in advance!
