I caution you not to threaten to take your business elsewhere.

He threatened me if I'm not paying him he gonna put lien on my property, I've never encounter these thing in my whole life...He seems very cold blood and likes to take his client to court or put lien on the property, looks like he had done these stuff many times in his career...I just don't suggest you to work with him for the below reasons:1.He is never willing to communicate about the project progress and he just notify you that you have to pay for next-phase otherwise he will STOP the work and take all the stuff out2.He will never take responsibility on warranty or the stuff he had done, if you ask, that is all your fault, and you have to pay your own bills3.Finally if nothing of these lightly threaten works, he will say: "I will give you 3 days, if you don't pay me, I will put lien on your property, I will take you to the court"I never done business into this situation in my whole life, but it looks like that's how Robert Mincey makes money and if you work with him, you will probably end up like me with tons of sleepless nights...If there are any chance, in the future I will post my whole experience while working with him.Hope this helps!

S8 threatened him with criminal charges.

R2R I initially had great opinions of but the buyers the work with have a lot of issues. we had a new build in contract all the way to the end in newark ohio where intel is going in for the bottom 2% of new builds in our market at 200k buyers flaked last day and they threatened to not work with us just to give the earnest money back. we build homes in partnerships so my hands are tied but from that as well as the really bad florida issues over in Lehigh acres with rent to retirement of homes not getting built I'd recommend investors bypass and save the money. they take 15k per house that we sell almost 10% more than any realtor ever takes. we did all the work, met with buyers the whole time talked every week. find your own builders direct and bypass all the fees and save money.

Many investors make the mistake of over-improving their purchases in Class C/D areas, which when damaged by Class C/D S8 tenants - costs them thousands.Another fallacy of S8 investing is that the S8 Caseworker will keep the S8 tenant inline by threatening to take their voucher away.- The reality is this depends on each individual caseworker.

We've owned this property for 15 years and only once had an issue with a tenant who claimed they weren't informed that it was oil and threatened to sue due to the added expense.

Unfortunately there are a lot of agents who will fight this issue hard as you are attempting to threaten their livelihood.

I don't want to seem threatening, but I want them to understand my offer isn't going to get higher. 

More specific: He stole months of rent and utility payments from a tenant (and threatened to evict her!)
