I have found the majority of contractors and especially their employees to be almost universally lazy, unreliable, sloppy, tardy, etc, and that's when they actually show up!

I'm having to deal with tardiness, work truck accidents, staff performance issues, customer complaints, and customer service; it's overwhelming for a recovering accountant.  

Up till that point he had two late rent occurrences which I ignored, which later I regret, because I believe my not enforcing the late payment lead indirectly to his tardiness to fix the window and refusal to pay for the repair.

The other spreadsheet I use I found on a website that I'm subscribed to (The Eventual Millionaire - Jaime Tardy).

If you "discount the rent" for paying early, respectfully, it feels like you've transitioned from landlady to land-nanny.Vacancy is a bigger threat to your bottom line than mild tardiness with respect to payment.

Never become a slumlord because you will regret having to deal with tardy rent or a winter burn down from faulty wiring....Watsonville home prices are out of control-up up and way.  

I am only six month into owning our 4-plex and have not had to deal with late payments yet, but I imagine not knowing when rent is coming in would be the most bothersome aspect of the tenants tardiness.
