The issues can be local so look for someone in your area who is posting and try to contact.   

I can only think of 2 times inn the last decade my client has had to go though an eviction and both times it started cause the owner and tenant had personal issues. 

But structural issues can kill you.

Security is too basic and important an issue for the technology to fail.

That will be an issue if you change it to try and make it contingent on financing.

Having a rock solid SOW can prevent many of the issues that arise during any project.

If it has a good review history, there probably isn't any issues with the place.
