Russ,It has been reported to me by investors and residents there are a large number of residential properties for sale in the Fountain, CO area.Since the primary target market for this area is people stationed and working at Fort Carson, why do you think there are so many properties for sale?

You have to inventory everything at movein/out, deal with stained table tops and upholstery, and repair/replacement when a tv or other appliance dies during a rental term.Vacation rentals OTOH, must have everything...linens, flatware, small appliances, probably cable and phone, etc. etc. but in theory you get a substantially higher rate for that type of unit.

It's more trying if there are shotguns and/or pitbulls involved, but fountains of tears are not the easiest thing to deal with, either.

There are some good up and coming areas, particularly fountain square, bates Hendricks, Herron Morton etc. most of those I mentioned are B/C neighborhoods but very popular areas Let me know if you have more questions!!

A few years back, some of the best "artistic" class C/D properties in these areas can been flipped or upgraded so you might have to look outside of Broadripple, Fountain Square for a killer deal,  Irvington is a "maybe" I'd say for up and coming, but we've had so much flooding of flips the last few years I think it's suffering a bit of lag because of it.
