Find a partner...in the states...If you can provide upfront cash...your partner puts in the sweaty equity...re-fi with a bank, cash out your original investment, sit back enjoy.

There are too many ways to get paid these days without the landlord having to schlep all over creation to all the units honking horns and picking up wads of sweaty money. 

I feel ashamed saying this, but I spent on average: 9 Hours a week looking at Facebook photos and status. 7 hours taking “selfies” on snapchat. 5 Hours looking at ridiculous tweets from various celebrities on Twitter.Instead of taking selfies and tweeting, I’m going to refinance my 26.7 hours each week by learning as much as I can about real estate.

We're going to be doing the landscaping with all sweat :-) - I think we're going to be going for the siding.

The average age is 52 so while you may be smarter at SnapChat and some other tools, you won't have 1/3 the life experience the average agent does and that will be tough to overcome.You can do it.

All in all it's a lot of hard, sweaty, blister building work but not complicated actually, so if your willing to put in the work it can be done rather cheaply.
