Assuming they save $10k in interest over three years and get $10k in cash flow and $10k in appreciation, it’s kind of similar to the cash offer, but definitely more aggressive.

If you are priced well and the condition is great barring there is not a ton of supply, then you will sell quickly!

You'll need documentation of the cost to replace, hopefully, pictures from your cleaning team before their arrival, an owner's closet with lock for supplies, and limit the number of supplies you provide to a determined number.

Other low-cost amenities that can boost ROI include a coffee and tea station with basic supplies, a welcome basket with snacks and water, or small outdoor games like cornhole.

Would you consider that conservative or aggressive when analyzing a deal from a passive investor standpoint?

Utilizing empty lot space in this way helps to combat the increasing housing prices and limited supply many markets have been experiencing.

Sales agent gets slightly more aggressive than I like, but other than that, they seem more trustworthy than other opportunities like this that I come across.
