I live in San Diego and am trying to purchase my first investment property I have about 150K to put down but am struggling to find deals that meet my price point. 

Yes, i would love to house hack again but am currently struggling on the next phase of 'where' to do it.

I also wouldn't touch hilltop with a 10' pole. struggled. old homes, over budget renovations, lots of issues. realtors push people here since it's the only place cheap houses close to downtown can be good but homes are 1900-1920.

@Scott Stamps  I'm skeptical of many of these programs but for sure I'd pass on any 'guru' programs where they are struggling to keep their own deals afloat, as ODC is.

Most who struggle with construction approach ground up construction using a generic cost per sq ft analysis which often backfires. 

We're fortunate to have an above-average income and live well below our means.This summer, we’ll be moving to Detroit (PCSing in August), and we’ve saved about $120,000 to invest in addition to having funds set aside for the home we’ll purchase in Detroit.The reason I’m posting is that I’m struggling to decide how to best allocate the $120k.
