I may be a bit gun-shy because of the extensive renovations we have done to a primary residence that spanned three contractors and six years.  

This project spans over 49+/- acres and features 50ft, 60ft, & 70ft lots, adjacent to a large lake that will serve as a stunning community amenity.

And they estimate the life span of either system to be about 14 years.

***What I have done so far***- I created a database of over 300 "mom & pop" paid lots spanning 27 cities. 

Some other factors:- do you need structural steel which you can run into with odd shaped or wide buildings, especially if you're trying to get large clear spans or if you're going up to 5 stories.

The thing about reserves is that you can't predict when something will break so you could be way off if you do calculations on life span.
