Leaves a cash flow of 7k/year before taxes & depreciation to stash some away for a rainy day and some for principal reduction/another property.Maybe in a year I'll be begging for mercy at my ignorance.

My advice if you choose to go this route is to stash that money away and start making repairs to the house.

As investors figured out they could get good returns from securitized debt, and at the same time they were looking for a place to stash their money after the tech crash, the demand for CMOs, CDOs, SIVs, etc. skyrocketed.

Would it be better to wait for that time and stash away a hefty amount of money so when the timing is right we swoop in and pick up several properties at once?
