The only difference is in way you pay it off, but in the end that has no impact on the amount of interest paid.I finally got around to watching that video and my takeaway is that it's mostly just smoke and mirrors.

Lightbulbs, batteries in smoke detectors is on them and written in the lease.You can really do whatever you want if it is written in the lease contract but bear in mind they don't own the home and won't care on certain things.

The detectors simply need a common wire such that one goes of, all go off. 

Also,  make sure your turn over costs account for the smoke damage.

Police drive by occasionally and see 3-4 people standing outside smoking. 

I have to close, apply for a conditional use verification, get inspection ( requiring wired smoke detectors, other safety features) and get a business license.

Make sure you have smoke and CO detectors in appropriate places, GFCI outlets near water, functioning mechanicals, make sure everything is in good condition and you shouldn't have a problem.

And while I've only been investing out there for the last couple of years, I have yet to hear of a story where people were killed because they got caught in a cabin that went up in smoke.

They are even featured in articles, have been profiled and interviewed in the local media outlets, look really good online etc. and have a reputation around town as being highly successful because they have been busy buying a lot of units and making themselves look successful even while doing what I would consider very bad deals.It's smoke and mirrors.
