With the lack of housing and the cost of everything going up, more moderate practical housing spaces might be a thought. 

The best deals I find are usually the result of an agent’s lack of familiarity with the area or a very poor listing presentation.

In fact, one of my clients last year closed on a house hack near Keystone and turned a 5 bedroom single family home into a 6 bedroom house, and he is living in one room and renting out the 5 other rooms individually between $1,300-$1,400 per month per room because of the lack of affordable housing options up there. 

My current W-2 and rental income(4 duplexes in my name) have me at about 35%DTI, I am about to add another multi-fam property and it would bump my DTI to 46% even though it cash flows $2000...Do people simply start buying in LLCs(DSCR) at this point for this reason? 

One thing I noticed working for a big company was their lack of oversite on each property.

If I am reading correctly, they are simply supplying the money for the partnership. 

The whole project cost about $2000-$3,000.Since this project was simply replacing planter boxes and adding gravel to an already graveled area (I did change the layout)...

I wanted to start this conversation because I’ve seen too many investors (including myself) get into serious trouble due to a lack of cash reserves.

It's simply a better way to pay.  

I chose to invest most of those gains into a trucking company due to the lack of patience at the time and my 10 year experience being a tractor trailer w-2 driver.
