Tenants simply can’t afford this big bills and move out when lease is over or in February when they can’t pay the electric bill.

When I purchased it I simply based my offer on the numbers that made it work using the BP Calculator.

Simply because rates are higher, homes are not selling, and deals do not work.

We simply include the tax on the invoice sent to guests, which makes it easier to track and ensures we're covered for tax purposes at the end of the year.For Chicago, I’d recommend checking directly with the city’s tax office or a CPA, but generally, you’ll need to register with the city, collect the hotel tax from guests, and remit it on a regular schedule (likely monthly or quarterly).

If not I would recommend looking up other AirBnB owners in the Covington area and simply asking them who they use. 

I would just encourage you to simply block out content that talks about RTR and spend your time reading things that do apply to you.  

I plan to simply get my permits and get the unit built.

Do others simply use Word, Excel, Trello, or another to keep the details of each property?
