None of the walls I'm shifting around are structural so no issue there but from a leasable / liability stand point what are your thoughts?

Minimal changes to effect common entrances, no major shifts in load bearing, easy plumbing changes for wherever the new kitchen would be... it's a lot of boxes to check.

My goal is to shift from buying to paying off my properties as soon as the paid off property bar hits $11k per month. 

If, through the process of renovating the property, the market shifts, do you have an alternate plan for the property, whether it be to live in it until the market improves, or convert it to a rental property, etc. 

Do you think this trend is sustainable, or could we see a shift in the market soon?

Your story caught my eye...I started out studying architecture and quickly shifted to construction engineering as I was a bit more analytical than I was creative at the time.
