The biggest thing I notice on this one (just from the pictures) is the absence of electrical work (receptacles not present on some walls/kitchen, ceiling fixture with pull) which means the electrical panel is probably 60amp, and the odd gas supply repair which indicates the landlord was cutting corners

I've been on the western slope for over 30 yrs.I built my primary, its; Slab on grade, stucco, concrete roof, painted with E-84n roof soffits and tailings fire caulk (anti-ember) vulcan fire vents, 4 car wide concrete driveway, extra large house numbers, red 3/4" hoses on reals @every corner, completely denuded of vegetation 100ft.

I wanted to see if anyone is familiar with or can recommend paid mentorship programs or coaches for small multifamily unit investing (2-4 units).In my research, I’ve found that most mentorship programs or resources I come across are geared toward large syndication apartment building purchases or other types of investments, such as short-term rentals, medium-term rentals, single-family homes, Section 8, or fix-and-flip projects.

Great points, ZharaBirmingham has relatively steady and diverse rental demand, and I’ve seen many investors I work with have success with C/B class buy-and-holds.Location is key—areas near UAB, major employers, and popular suburbs tend to have the strongest rental demand, while C/D class markets offer solid affordable housing and Section 8 opportunities.
