There is risk involved with everything, including walking to the local deli for a sandwich on your lunch break.

This “investment firm” is likely some guy without the resources to buy your property.....this is a popular scheme (sandwich lease option) taught by the gurus for beginners to make money off your property.  

Be careful with flood zones in Larchmont, but it is a great neighborhood sandwiching ODU between it and Ghent.
