I’m currently trying to decide between two 3 bedroom units (one is roof top with gulf views and boat slip, other is ground floor with direct access to pool and big patio) , or a one bedroom in the same building that’s also roof top with gulf views (I believe sandpiper).

I am a little new at real estate investing but have alot of experience in finance, lending and insurance....so is 2-5 points on these deals the standard norm?

This will help to minimize legal liability and any concerns that could arise regarding employee theft (We plan to retroactively count the RV rooftops present at noon each recorded day (every 30 days), and compare it to the park management software/bank statements as a system of checks and balances.

You typically don't need yearly maintenance on a flat roof top unless you have trees and clearly you don't.  

Stores, schools, all such developments are based on rooftop density in an area.
