@Michelle Hardy Just adding, check your local city too for their requirements, many have specific requirements that the state may not have.Here in VT in the towns my properties are in, there is not a requirement to keep them separate or pay interest. 

Getting a construction loan without formal building experience is possible, but lenders often require a licensed builder or contractor to oversee the project.

@Rickey Mayes even if you buy a condo as a primary residence, alot of them will require 25% down if they do not have reserves and meet full review requirements.

Have you confirmed with BDS that parking will not be required? 

@Samuel Coronado I’ve worked with a few lending options that have no seasoning requirements and allow you to borrow based on the appraisal or after repair value irrespective of how long you’ve owned the property for.

For now, we just contact the city/township construction department to ask about pre-sale or pre-rental requirements and follow along. 

Conventional loans require a year to use the new appraised value which most investors want to use especially if looking to cash out and get out of a hard money loan.
