I wanted to build up his team, I wanted to help bring him work, I wanted to help in sales and lead generating and buy into his companies LLC.. but even that was fraudulently represented as  In the beginning he had represented himself as someone who had a team in house around 60 people, with vehicles, trailers, tools, lawnmowers, weed wackers, nail guns.. the works.

You're an attorney who wishes to represent people in the purchase and sale of real estate?

I would have to imagine folks who are competent enough to represent this type of value-add are typically focusing on larger opportunities than small to mid-size SFR portfolios.  

It is also risky when you consider that if you lose, you do not get reimbursed for legal fees.If you feel that you will win rather quickly, why not represent yourself?

I leave the marginal ones waiting, letting them know I will reach out when I have a showing date/time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them and send them a link to do the background checks (paid by them directly to the vendor). 

If a realtor comes to me and shows me a deal I havent heard about yet then I would be happy to have them represent me.

In 2023 before I invested any funds, each and every time that I spoke with their representatives, I asked as my FIRST question if Norada Capital Management had ever missed any interest or principal payments, and was always told the same thing by their representatives, that Norada had a perfect payment/reimbursement history.

So another question, if the agent that’s representing the seller, but don’t represent me as the seller.

Unfortunately, the previous owner (who was also a licensed agent) didn’t accurately represent the tenant situation.
