@David Pike For what it’s worth, I was on a call this evening with a very experienced real estate investment company who stated they don’t expect any material reduction in interest rates for extended time period.  Based on their long-term track record, I would think their opinion is as good as any and better than most.

Trump got significant tax reductions in his first term when essentially all demorats proposed tax increases.Of course, we don't want guess work, but we also don't want to ignore the direction that the tax policy will be headed.

Using your $100K example, the 6% seller assist is far more valuable to this buyer than merely reducing the purchase price by $6K because the 6% seller assist is a $6,000 reduction in funds required to close whereas reducing the purchase price by $6K equates to less than a $200 savings (2.5% down payment + some incidentals).
