Since you decided to change the contract by asking for a concession (which invalidates the existing contract), you will not be able to sue for specific performance. 

Showing a property while it’s occupied is almost never positive.

So let’s assume with realistic expense estimates over 1st 5 years you average $250 in today equivalent dollars (it will be a challenge at that starting point).The ADUs are typically receiving valuations below $100k, but let’s be generous to show the scope of the people and say it adds $150k of value.

I'm typically an advocate for hiring a CPA once a Schedule E or C is involved.

I am saying as a listing agent I would not take on a listing at that price point offering 2-2.5%  for a buyers agents on a 72K listing. 

I have a 2.5% interest rate on the balance of the mortgage.
