What are some of the best areas or even zip codes that would be good to buy a rehab property?

#2...not the zoning, although that can be important too, but the actual property code in the Florida statutes about tax liens and the process. 

Thank you for your input.Keep a cheat sheet for your property(ies) with color brand/codes for each room and common info needed such as appliance info, fridge opening HxW, etc...Paint should be standard sets of colors for all the properties you have.Flat means hard to clean, repaint it all.

@Jim G.Per the International Residential Code if the glazing is less then 60 inches vertically from a standing or walking surface then yes it’s required to be safety glass as it’s considered a hazardous area.  

These are professionals with additional training and a stricter code of ethics.

Door locks are all coded and changeable right from my cell from anywhere.

I’ve been thinking about partnering with a successful wholesaler and seeing if they will expand their operation to include the zip codes I am interested in.Example:  I would like to partner and give money to a successful Detroit or Texas wholesaler and see if they are willing to add my Georgia target market to their operations.Before moving forward, I wanted to get some feedback and advice from those who are wholesalers or who have partnered with wholesalers.Has anyone ever heard or have experience in a partnership like this? 

Hey @Mike Nelson, never assume anything about STR rules and regs.Here is the STR rules for Oak Park - https://codelibrary.amlegal.com/codes/oakparkil/latest/oakpa...I would call the city and make sure it is legal for a specific property.Now regarding the famous person angle, sure it can add value to the property or as a STR, but for STR use, I would think you would need it to be in original condition with a lot of the furniture and knick-knacks that were owned by the famous person along with a bunch of photos etc featuring the famous person.If you buy a place that has been totally redone but was owned by someone famous but has no features or things that were theirs, then I don't see it being a draw. 

He continues to deny he lives there, lied to the police when they came with a code violation and inspection, and most recently overloaded the electrical and blew/snapped the line! 

I also own over 15 properties in these two zip codes.
