I have found this much easier than being a private lender. 

You have zero control over the stock market, whereas when you do private lending, you have significantly higher control and contractually guaranteed return on your money.

Your best bet would be to connect with local operators and ask them.

The "private money", btw, is supposed to be Arnold's own money from one of his three "private equity firms."

The industry continues to see consolidation, with private equity-backed firms actively acquiring, albeit at a slightly slower pace than the frenzy a few years back.
