Unless you’re 4 hours or less drive from the subject property, you’re not going to be there for most times. 

They usually say something like Pkg 5-dfw 28 llc, with 10-20 properties in each LLC.

The property aggregators (Zillow) etc are good for high level comps but miss key details such as concessions & amount, private remarks about the property that materially impact value (for ex. solar panels are leased w/ 20 years remaining) and limited pictures of the property.  

Then your LLC leases the property from the trust with the right to sublet the property.
