Again, this is due to how long it was taking to get work done, the quality and lack of communication (I'm happy to post examples as well), and frankly, the quality of work expected once I realized how many things I was not told about before the purchase.However, you did not offer in any way to address issues left by the prior tenant and made it clear that it was my responsibility.

Below is some copy & paste info about our methodology:----------------------------------------------------------------------------------------------------------Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

If the Transunion report verifies everything, and they meet my other criteria (credit scores, proof of income, background and eviction checks...) then we are good.In my 15+ years at this, I have found a very strong correlation of credit score and tenant quality.

They normally do a very poor job that will have to be corrected later - drips on the floor, doors walls and molding, poor job of cutting in, bleed through on the walls.
